Data and Publication Methodology

1. Sources

• Primary: listings directly posted by Full Cycle Real Estate's portfolio team.
• Secondary: official sales records from the TRNC Land Registry (publicly accessible), housing index from the TRNC State Planning Organization.
• Verifying: field visit reports (minimum 50 listings per month).

2. Verification Process

1. Each listing is independently reviewed by at least two agents.
2. Title status (title deed / allocation / Turkish title deed / equivalent) is confirmed by documentation.
3. Photos must have been taken within the last 60 days; listings using older photos are not published.
4. Price changes are included in the three‑month price trend report.

3. Price Statistics

Neighborhood and city price per m² averages are calculated using the median of listings that were active within the last 90 days. Extreme outliers (top/bottom 5%) are excluded. Exchange rates are retrieved daily at 09:00 TRT from the Central Bank indicator.

4. Update Frequency

• Listing status: real‑time (server actions + IndexNow).
• Neighborhood statistics: daily cron (03:00 TRT).
• Market reports: monthly (on the 1st of each month).

5. Error Reporting

If you find incorrect data, you can report it via the contact page (/contact). Verified corrections are published within 48 hours and a correction log is maintained.

6. AI and Automation

Anthropic Claude and OpenAI GPT models are used for translations; all outputs undergo human editor review prior to publication. Price estimates and valuation suggestions are for guidance only and do not constitute professional advice.
